  2. Most important is to have a realistic price, especially if you are looking for a quick sale. Take a look at similar properties in your area but also take into account extras and improvements you may have added which could add value. If in doubt have an independent evaluation.

  3. Photos are one of the most important aspects of selling your property – this is your shop window and probably the first thing a potential buyer will see. Take loads of pictures so you have a good selection to choose from – look at it from the buyer’s point of view – they want to have a “tour “of the property.

  4. Have a de clutter – it will need to be done anyway if you are moving but will make your place look clean and tidy for the potential buyer and may make rooms look bigger.

  5. Unless you are moving to an unfurnished property nearby or have high value or sentimental value furnishings, it is often better to sell as furnished. This can be a good selling point especially if the buyer is looking for a property which will be rented out.

  6. Take time to write a good but concise description of your property. Having a floor plan is often useful and often potential buyers will ask for a location on Google Earth.

  7. In the property description add some information about the area – places of interest and proximity to amenities and services, beaches, golf, airports etc.

  8. Last but not least make sure your paperwork is in order. This will make the sale smooth sailing for both parties.
